Real-World Asset Tokenization flyer: A title nobody can quietly change.

About this gig

A land record that can be edited quietly isn't a record anyone can trust. A token that only moves when its owner moves it is.

I build tokenization platforms for land, property and goods. An authorized registrar mints each asset as a token carrying its permanent details: plot and survey numbers, coordinates and original owner. Transferring the token transfers ownership, and the history is public. Survey plans and certificates stay off-chain in access-controlled storage, and only the wallet currently holding the token can download them.

What you get:

  • Registry contracts on Starknet (Cairo) or an EVM chain (Solidity)
  • A registrar console to verify and mint assets
  • Owner wallets, including email-login wallets for non-crypto users
  • A private document vault tied to token ownership
  • A public verification page for buyers
  • Optional fractional ownership, KYC hooks and a marketplace

I built LandReg3, a land registry on Starknet where each parcel is an ERC721 token and its documents open only to the current holder. It's live on Sepolia testnet with contract tests running against a local devnet.

Tell me the asset type, who issues records today, and who needs to verify them.

Use cases

Land titles

Parcels registered by a registrar, transfers recorded publicly.

Real estate shares

Fractional ownership of a building with rent distributions.

Agricultural produce

Warehouse receipts for stored crops, traded and financed.

Commodities

Gold, cocoa or minerals tracked from origin to sale.

Invoices

Invoice financing with tokenized receivables.

Vehicles and equipment

Ownership and service history recorded on-chain.

Certificates

Academic and professional certificates verifiable by anyone.

Carbon and impact

Projects and credits issued with transparent retirement.

What changes

Today

  • Land records can be altered, duplicated or lost
  • Buyers can't check ownership history before paying
  • Fractional investors have no transparent register
  • Title documents get shared with people who shouldn't see them

After

  • Each asset minted as a token by an authorized registrar
  • Plot number, survey data and coordinates written on-chain once
  • Ownership transfers recorded publicly and permanently
  • Documents stored off-chain, downloadable only by the wallet holding the token

How it works

  1. 01Registrar verifies the asset
  2. 02Token minted with survey data
  3. 03Documents stored privately
  4. 04Owner transfers the token
  5. 05History visible to all

What I'll need from you

  • The asset type and what defines one (plot number, serial, batch)

Questions, answered

Is a token legally the same as a title?

Only where the law or the registry says so. Most projects start with the token as a verifiable mirror of the official record, issued by the registrar. I build the system, and your lawyers decide its legal standing.

Can it support fractional ownership?

Yes. In the Scale package an asset token is held by a vault that issues shares, with transfer restrictions and KYC hooks if you need them.

Who owns the code and accounts when we finish?

You do. Code goes to your repository, and services run on accounts in your name, so you are never locked to me. I hand over logins, keys and a short guide.

Where are you based, and when can we talk?

Kaduna, Nigeria (West Africa Time, UTC+1). I work with clients in the U.S., Europe, the Caribbean and Africa, reply within 24 hours and keep a weekly call in your time zone.

What if my project doesn't fit a package?

Send a message describing what you need. I reply with a custom offer priced to the actual scope, often after a short call.
